Get pre-approved before you fall in love with a house
Pre-approval isn't the same as pre-qualification — it's a lender actually verifying your finances, not just estimating them. Sellers in a competitive Valley market take pre-approved offers far more seriously, and it keeps you from getting attached to something outside your real budget.
Budget for more than the mortgage
Property taxes, homeowners insurance, and — especially out here — irrigation or well maintenance on larger lots all add up. We always walk buyers through the full monthly picture, not just the loan payment, before they make an offer.
Days on market tells a story — learn to read it
A home that's sat for 90+ days in this market usually means there's room to negotiate. One that's brand new to the market with multiple showings already booked usually means the opposite. Ask your agent what the number actually suggests before you decide how to approach an offer.
Don't skip the inspection to "win" a competitive offer
We understand the pressure to make your offer stand out, but waiving inspection entirely is one of the riskiest moves a first-time buyer can make — especially on older Valley homes with well systems, foundations, or aging roofs. There are ways to make your offer competitive without giving up your protection entirely.
